Owner Tools exists for one moment: the day the keys are in your hand and a quiet panic sets in — what am I supposed to do now? We turn that overwhelming feeling into a clear, personalized list of what your home actually needs and when.

Why we built it

Home maintenance feels overwhelming for one reason: it's an undefined pile of "stuff I should probably do." Generic checklists treat every home the same, and the big platforms bundle maintenance with inventory, finances, and document storage behind an account and a subscription.

We took the opposite approach. Owner Tools does one thing well: it asks a few questions about your home — its type, age, climate, and what you're worried about — and builds a maintenance plan sorted into what's critical, what saves money, and what's optional. No account. No subscription. No address.

What we believe

  • Small tasks prevent big bills. Cheap, recurring upkeep is the best insurance a homeowner has against sudden, expensive repairs.
  • Privacy is the default.You shouldn't have to hand over your address or personal data to learn what your home needs. We never ask for your full address, and we don't sell warranties or pass your details to contractors.
  • Clarity beats completeness.A short, prioritized list you'll actually act on is worth more than an exhaustive one that overwhelms you.
