CC&Rs — short for Covenants, Conditions & Restrictions, sometimes called the Declaration — are the legally recorded document that creates a homeowners or condo association and spells out what everyone owns and maintains. They 'run with the land,' meaning they bind every future owner whether or not they ever read them. The CC&Rs sit at the top of the governing-document hierarchy (above the bylaws and the board's rules), and they contain the single most important section for any owner: the one defining where your responsibility ends and the association's begins.
