Terms of Service

These terms are the agreement between you and Owner Tools for using our website and services. Please read them carefully — by using Owner Tools, you agree to them.

1. Acceptance of these terms

By accessing or using Owner Tools (the "Service"), you agree to be bound by these Terms of Service ("Terms") and our Privacy Notice. If you do not agree, do not use the Service. If you use the Service on behalf of an organization, you represent that you have authority to bind it.

2. The Service

Owner Tools turns details about your home into a personalized, prioritized maintenance plan and provides related tools such as document storage, home inventory, and email reminders on paid plans. The core maintenance plan is available free and without an account.

3. Maintenance guidance is informational only

Owner Tools provides general home-maintenance information and suggestions. It is not professional advice. We are not contractors, inspectors, engineers, or your insurer. Always use your own judgment, follow manufacturer instructions, and hire a licensed professional for any work that affects safety, gas, electrical, structural, or other regulated systems. You are responsible for any actions you take based on the Service.

4. Accounts

Some features require an account. You agree to provide accurate information, keep your credentials secure, and be responsible for activity under your account. Notify us at hello@owner.tools if you suspect unauthorized use. You must be at least 16 years old (or the age of majority where you live) to create an account.

5. Subscriptions, billing, and payment

  • Plans. Paid plans (Plus and Pro) are offered on a monthly or yearly basis at the prices shown on our pricing page. Prices are in USD unless stated otherwise, and applicable taxes are calculated at checkout.
  • Merchant of record. Payments are processed by Paddle, our authorized reseller and merchant of record. Your purchase is also subject to Paddle's buyer terms, and Paddle's name may appear on your statement.
  • Auto-renewal. Subscriptions renew automatically at the end of each billing period at the then-current price until cancelled. You authorize recurring charges to your payment method.
  • Cancellation. You can cancel anytime from your account or billing settings. Cancellation stops future renewals; your plan remains active through the end of the current paid period.
  • Price changes. We may change prices for future billing periods and will give reasonable notice before they take effect.
  • Refunds. Refunds are governed by our Refund Policy.

6. Acceptable use

You agree not to:

  • Use the Service for any unlawful or harmful purpose.
  • Upload content you don't have the right to store, or that is illegal, infringing, or malicious.
  • Attempt to disrupt, reverse-engineer, scrape at scale, or gain unauthorized access to the Service or its systems.
  • Resell, sublicense, or misrepresent the Service as your own.

7. Your content

You retain ownership of the content you upload or store (such as documents and inventory). You grant us a limited license to host, process, and display that content solely to operate the Service for you. You are responsible for keeping your own copies of important files; paid plans include export so you can do so anytime.

8. Intellectual property

The Service, including its content, design, and software, is owned by Owner Tools and protected by intellectual-property laws. We grant you a limited, non-exclusive, non-transferable license to use the Service for your personal or internal home-management purposes, subject to these Terms.

9. Availability and changes

We aim to keep the Service available and reliable, but we provide it "as is" and may modify, suspend, or discontinue features at any time. We are not liable for any interruption or data loss outside our reasonable control.

10. Disclaimers

To the fullest extent permitted by law, the Service is provided "as is" and "as available" without warranties of any kind, whether express or implied, including fitness for a particular purpose, merchantability, and non-infringement. We do not warrant that maintenance recommendations will prevent any particular problem, damage, or cost.

11. Limitation of liability

To the fullest extent permitted by law, Owner Tools will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of data, property, or profits, arising from your use of the Service. Our total liability for any claim relating to the Service will not exceed the greater of the amount you paid us in the twelve months before the claim or USD $50. Some jurisdictions do not allow certain limitations, so some of these may not apply to you.

12. Indemnification

You agree to indemnify and hold Owner Tools harmless from claims, losses, and expenses arising out of your misuse of the Service or violation of these Terms.

13. Termination

You may stop using the Service at any time. We may suspend or terminate access if you violate these Terms or to protect the Service or its users. On termination, your right to use the Service ends; the sections that by their nature should survive (such as disclaimers and limitations of liability) will continue to apply.

14. Changes to these terms

We may update these Terms from time to time. We'll revise the "last updated" date above and, for material changes, provide a more prominent notice. Continuing to use the Service after changes take effect means you accept the updated Terms.

15. Governing law and disputes

These Terms are governed by the laws applicable at Owner Tools' principal place of business, without regard to conflict-of-laws rules. You agree to first try to resolve any dispute with us informally by contacting hello@owner.tools. Nothing in these Terms limits any mandatory consumer-protection rights you have under the law of your country of residence.
